A construction logistics plan is one of the least glamorous documents in a bid package, and one of the most likely to determine whether a project runs on schedule. It maps how people, equipment, and materials move through a site that is often too small for everything it needs to hold at once. Owners and general contractors increasingly ask for this plan before award, not after, because a site that looks fine on paper can turn into a daily standoff between trades once mobilization starts. Getting it right early changes the tone of the entire job.
Start the Plan Before the Bid, Not After
Most logistics problems trace back to a plan that got written after the schedule was already locked. Crane reach, laydown area, and delivery access all constrain what a schedule can realistically promise, so they need to inform the bid rather than get retrofitted to it. A team that sketches site logistics during estimating catches conflicts, like a tower crane radius that swings over a neighboring property line, while there is still room to adjust the approach or price in a mitigation. Waiting until notice to proceed means those same conflicts show up as change orders instead of assumptions.
Crane Placement Is a Sequencing Decision, Not Just a Siting Decision
Picking a crane location is not simply about finding open ground. It has to account for boom radius against adjacent structures and power lines, foundation loading where the crane base sits, and how the crane's reach maps against the pour or erection sequence over the life of the project. A crane placed for convenience during excavation can end up blind to the exact bay where steel needs to land in month four. The plan should show crane position at each major phase, not just at mobilization, because a single fixed placement rarely serves a project from foundations through topping out.
Material Staging Has to Match the Real Footprint, Not the Ideal One
Laydown areas get planned assuming generous space and then get built on a site where half that space disappears once trailers, dumpsters, and parking are accounted for. Delivery and Laydown Coordination Prevents the Site From Choking Itself
A site can have plenty of staging space and still seize up if deliveries are not sequenced. Concrete trucks queuing behind a steel delivery, or a crane pick blocking the only gate wide enough for a flatbed, are logistics failures, not scheduling bad luck. A delivery coordination plan assigns time windows by trade, defines the routes trucks take once they are on site, and identifies who has authority to hold or redirect a delivery when the yard is already full. On urban or tight sites, this coordination often matters more than any other part of the plan, since there may be no fallback space to absorb a missed window.
Phasing the Plan as the Site Physically Changes
A logistics plan drawn for day one of mobilization is wrong by the time exterior walls go up, because access points, sightlines, and available ground all shift as the structure rises. Phasing the plan means producing a new site logistics diagram at each major milestone, rather than treating the original drawing as a static reference. This also gives the superintendent and subcontractors a shared, current picture instead of a mental model that everyone updates separately and inconsistently.
Building Buy-In From Subs and Neighbors Before It's a Problem
A logistics plan that lives only in the project manager's binder does not control behavior on site. Subcontractors need to see it during their own scheduling meetings, and any adjacent property owners or municipal contacts affected by lane closures, crane swings, or noise need to hear about it before it happens, not after a complaint comes in. Walking the plan through with the site team during mobilization, and revisiting it at each phase change, turns the document from a compliance exercise into something crews actually reference when they are deciding where to park a delivery truck.
